What is Public Housing?

Public Housing was established to provide decent and safe rental housing for low-income to moderate-income families, elderly persons and persons with disabilities. The U. S. Department of Housing and Urban Development (HUD) administers federal aid to local housing agencies to manage the housing for residents at affordable rents.

NOTE: Henry County is part of the Atlanta-Sandy Springs-Roswell, GA HUD Metro FMR Area, so all information presented here applies to all of the Atlanta-Sandy Springs-Roswell, GA HUD Metro FMR Area. HUD generally uses the Office of Management and Budget (OMB) area definitions in the calculation of income limit program parameters. However, to ensure that program parameters do not vary significantly due to area definition changes, HUD has used custom geographic definitions for the Atlanta-Sandy Springs-Roswell, GA HUD Metro FMR Area.

What happens when my name comes to the top of the list?

You will be sent an appointment letter by mail to attend an eligibility session. Your income will be calculated to ensure that you are eligible to receive assistance. It is important that you keep you mailing address up to date or you may miss you chance of being notified.

How is the rent set and determined for each unit?

The McDonough Housing Authority is responsible for ensuring that rents charged are reasonable based upon flat rent or income-based rates and is adjusted each year during the annual utility audits. The flat rent rates are further refined by the size and location of the unit within the development.

The Income Method

The total tenant payment (TTP) Formula is equal to the highest of:

  • 10% of the family’s monthly gross income;
  • 30% of the family’s adjusted monthly income; or
  • Welfare rent (If the family is receiving payments for welfare assistance from a public agency and a part of those payments, adjusted in accordance with the family’s actual housing costs, is specifically designated by such agency to meet the family’s housing costs, the portion of those payments which is so designated. If the family’s welfare assistance is ratably reduced from the standard of need by applying a percentage, the amount calculated under this provision is the amount resulting from one application of the percentage); or
